Seward Park Triplex
01 — Brief
Two units of a 1960 butterfly-roof triplex, rebuilt inside.
A single-story 1960 triplex on a corner lot in Seward Park, a few blocks from Columbia City. We fully renovated two of the three units: a 720 SF two-bedroom and a 620 SF one-bedroom, each with one bath.
We kept the butterfly roof and the original cedar ceilings, refinished the original oak floors, and laid large-format concrete tile alongside them. Both units have new kitchens and bathrooms with induction ranges and stainless appliances, and the two-bedroom's kitchen now works around an island. Ductless heat pumps replaced the old electric baseboard heaters.
Outside, we added cedar fencing, paver patios, composite steps and new planting. The two-bedroom opens onto its own patio through sliding doors, and the one-bedroom has a walled courtyard.
